Information for planning and building your modular home.

Modular Home?

There is a modular home situated on a basement that my realtor is looking at and it is cute from the outside, you can’t tell it’s a modular, but I was wondering what the disadvantages of modular homes are compared with regualr homes? Thanks.

    I wrote a magazine article on this topic recently, after seeing some very impressive modulars at the International Builders’ Show last February. Here are a few things to consider:
    *Modular homes are NOT like mobile homes; they’re built to local building codes, like site-built homes, not HUD codes like mobile homes;
    *Modular homes need to be stronger than site-built homes as they have to withstand the rigors of travel and crane lifting;
    *Modular homes often come with much longer warranties than local builders offer, making them better than site-built homes in that regard… ask your realtor about the warranty on the home you’re considering;
    *Modular homes are visually indistinguishable from site-built homes next door to them, but may be more energy-efficient and almost certainly saved natural resources in their construction;
    *Many builders are already using modular components to construct their site-built homes, making “modular” a matter of degree.
    Good luck w/your home purchase. For more on this topic, check out a new book called “PreFabulous” by Sherry Koones. I wrote about it in my article and plan to build modular myself in a few years.

    Modulars are like mobile homes… they depreciate in value. Be careful investing in them.

    Resale, People are afraid of Modular homes. The fact is, The newer Modular homes are better build than on-site. They are built in a controlled environment. No rain, No snow. Water is any homes worst nightmare. I have a “All-American” manufactured home. And I am Lic Contractor. I actually toured the factory in IL. Do your home work.Find out What Company built it and check their reputation

    So far I have not found any. As long as they are constructed well, they are really a good deal they are the same as any other stick-built home, the only difference is the “sticks” are put together at a different location and then brought in!
